Taylors Mistake Baches – Christchurch City Council

March 2026

Southern Demolition was engaged by the Christchurch City Council to safely demolish four dilapidated baches located at Taylors Mistake, Christchurch. The ageing structures had deteriorated significantly over time and presented serious health, safety, and environmental risks. Positioned at the base of steep rock faces, the baches were located within an active rockfall zone, making them increasingly hazardous for both the public and workers accessing the area. As the buildings continued to deteriorate, debris was falling from the structures, creating an ongoing danger to beach users and posing the risk of contamination to the surrounding coastal environment.

Due to the remote beach location, the project presented a number of complex logistical and environmental challenges. Southern Demolition mobilised a 40-tonne Caterpillar High Reach excavator with a 22-metre boom, a 14-tonne Volvo excavator, and waste bins by carefully tracking the machinery across the sand to the demolition site. Every aspect of the mobilisation and demolition sequence required meticulous planning to ensure equipment could safely access and exit the beach while minimising disturbance to the surrounding environment.

One of the most significant challenges of the project was the extremely limited access window created by tidal movements. Work could only be undertaken during a narrow period surrounding low tide—often as little as one hour per day, consisting of approximately 30 minutes before and 30 minutes after low tide. These constraints required detailed planning, constant monitoring of tide forecasts, and close coordination between operators and project managers to maximise productivity during each available work window.

Adding to the complexity, low tide occurred at different times each day, meaning demolition activities often had to be carried out early in the morning, late at night, or at other unconventional hours. Southern Demolition’s team demonstrated exceptional flexibility, adapting to changing schedules and site conditions while maintaining high standards of safety and efficiency throughout the project.

Environmental protection remained a key priority from commencement through to completion. Working in a sensitive coastal environment required careful management of demolition activities to prevent debris from entering the ocean and to ensure no waste materials were left behind. Through the use of advanced demolition equipment, experienced operators, and robust environmental controls, all structures were dismantled safely and efficiently with no environmental impact resulting from the demolition works. All demolition materials were removed from site and disposed of appropriately, leaving the beach clean and free of construction debris.

Despite the challenging location, restricted access, and demanding programme, Southern Demolition successfully completed the project safely, efficiently, and in accordance with the Christchurch City Council’s requirements. The Taylors Mistake Bach Demolition project showcases Southern Demolition’s expertise in delivering complex demolition works in environmentally sensitive locations. It highlights our ability to overcome difficult site constraints, manage challenging logistics, protect the surrounding environment, and deliver safe, high-quality outcomes for clients and the wider community.
