TAB Building – 5 Moule Street

April 2026

Southern Demolition was engaged by Four Avenues to undertake the demolition of the former TAB Building in Christchurch, clearing the site for a new townhouse development. Located in a prominent position opposite Addington Raceway and Wolfbrook Arena, and in close proximity to surrounding residential properties, the project required a carefully planned approach to ensure the works were completed safely, efficiently and with minimal disruption to the neighbouring area.

The project began with the safe removal of asbestos-containing materials, followed by the disconnection of all existing services to prepare the building for demolition. Once the site was made safe, our team completed a full internal strip-out before commencing the structural demolition using a combination of 38-tonne and 23-tonne excavators.

Standing approximately nine metres high, the reinforced concrete structure was demolished using a top-down methodology, allowing our team to maintain complete control throughout each stage of the demolition process. Careful sequencing of the works ensured the project was completed safely while effectively managing dust, noise and surrounding site constraints.

Following demolition, Southern Demolition completed full site clearance, processing significant volumes of demolition material on site. Concrete was processed on site before being transported to our dedicated recycling facility, where it was repurposed for future construction projects. By maximising material recovery and diverting waste from landfill, the project reflects our commitment to sustainable demolition practices and responsible resource management.

The successful completion of this project delivered a clean, development-ready site for Four Avenues, providing the foundation for a new residential development while showcasing Southern Demolition’s expertise in managing complex demolition projects in busy urban environments.
