105 Roydvale Avenue

BP Construction engaged Southern Demolition to undertake the complete demolition of a former motel complex at 105 Roydvale Avenue, Christchurch, as part of the site’s preparation for future redevelopment. The project involved the full removal of approximately 2,000m² of accommodation buildings, associated ancillary structures, hardstand areas, and supporting infrastructure, with all works completed in accordance with the client’s programme and project specifications.

The site presented a number of logistical and environmental challenges. Careful planning and sequencing of the works were required to ensure safe operations while minimising disruption to neighbouring commercial properties, surrounding traffic movements, and ongoing business activities. Detailed traffic management, dust suppression, noise mitigation, and environmental monitoring measures were implemented throughout the project to maintain compliance and protect the surrounding environment.

Southern Demolition managed every stage of the demolition process, providing a complete turnkey solution from initial site establishment through to final site clearance. This included the coordination of service isolations and disconnections, licensed asbestos removal, hazardous material management, structural demolition, waste segregation, and site remediation. Demolition works were carried out using a fleet of three 20-tonne excavators fitted with specialised hydraulic grabs and pulverisers, allowing structures to be dismantled efficiently while maximising material recovery.

Sustainability was a key focus throughout the project. Approximately 8,500m² of concrete and foundations were processed on site, crushed, and transported for reuse as recycled aggregate. Timber, structural steel, and other recyclable metals were carefully separated and salvaged where possible through Southern Demolition’s recycling facility, significantly reducing the volume of waste sent to landfill and supporting the project’s environmental objectives.

The project was delivered safely, on schedule, and within budget, demonstrating Southern Demolition’s capability to successfully deliver large-scale commercial demolition projects in constrained, high-profile urban environments. Through careful planning, experienced project management, and a strong commitment to health, safety, and sustainability, the team achieved an efficient outcome while maintaining positive relationships with neighbouring businesses and stakeholders throughout the duration of the works.
